That’s why I offer a wide range of testing services that go beyond Home Inspections. Here’s a list of all the services I offer and a brief explanation of why they’re important. There are many different types of mold. Some pose a danger to us and others do not. As a Certified Mold Inspector, I can help you purchase a safe home. Cosmetic mold is not likely to be a health hazard nor to cause damage to a buildings structure. Mold of this type is often found in wood construction members such as boards, plywood, etc.
Allergenic mold is not normally dangerous in small quantities, but it can be a problem for people who are particularly allergic to mold or who have asthma. In large quantities it is more likely to be a problem for these individuals.
Pathogenic or “Infectious” Mold – Mold in this group can cause infections in humans, including not only people at particular risk (such as those having a compromised immune system) but also people who are normal and healthy.
Mycotoxins can be produced by some fungal spores, in both humans and animals. Other fungal species are pathogenic, potentially causing serious illness in healthy individuals and presenting special concern for people who are at extra risk: individuals who are infant, elderly, immune-suppressed, undergoing chemotherapy, suffering from HIV/AIDS, or autoimmune disorders. If you don’t think asbestos can be a problem, you are sadly mistaken. Asbestos can cause serious health affects to anyone and it is as widespread in Maine as it is in many parts of the country. You cannot tell by looking or visual inspection if a material is asbestos. To be certain, it requires lab testing. Thermal Imaging Inspections
Thermal imaging is a technology that allows me to show you things about your property that no one can show you using other inspection methods. Thermal imaging produces images of invisible heat energy emitted from objects and sytems in the property and allows us to measure it. Thermal imaging helps to diagnose the problem rather than merely identify symptoms and can sometimes, but not always, identify and document: Areas of heat loss! (very important in these times of high energy costs), Electrical faults before they cause a fire, overloaded and undersized circuits, circuit breakers in need of immediate replacement, missing, damaged, and/or wet insulation, heat loss and air infiltration in walls, ceilings, floors, windows and doors, water and moisture intrusion that could lead to mold, possible pest infestation, hidden roof leaks and ice damming, before they cause serious damage, air conditioner compressor leaks, under fastening and/or missing framing members, structural defects, broken seals in double pane windows, energy loss and efficiency, dangerous flue leaks, damaged and/or malfunctioning radiant heating systems, unknown plumbing leaks, overheated equipment. These color images can then be included in the inspection report providing supporting documentation to the report. A picture is worth a thousand words.
Septic System Inspections
The septic tank system in a home is obviously of great importance. Tanks typically need to be pumped about every three to four years depending on the number of people living in the home. Depending on the age of the system, some excavation may be necessary to uncover the access port to the tank. There are other, non-invasive tests which can be done as well. These involve the use of dye and placing a drain load on the tank so it will provide flow into the drain field. If the dye shows on the surface in the drain field, it indicates a percolation problem in the drain field. I offer both tests. If you are considering purchasing a home, you will need to obtain the permission of the owner in writing in order to have the actual tank inspection.
This is an inspection for evidence of wood destroying insects as well as other varmits that have done damage to the property. examples would be rats, raccoons, boring bees and beetles, and of course termites. I can detemine if termite damage exists and make recommendations as to the steps that need to be taken. I’ll also recommend solutions for other types of pest damage as well. Lead Paint Testing
We all know the hazards of lead now. It’s a highly toxic poison that builds up in our bodies over time. In the old days, most house paints contained lead and it usually still exists in older homes. The problem is it’s usually hidden several layers deep and may not be visible. When the paint chips off of doors, windows, etc.-from common use-it can become a hazard to pets and children because the lead containing layers are exposed. Lead dust can also pose a threat. As a result, it’s recommended that lead paint be stripped and removed from the premises if present.
Because of the expense of doing that, it’s best to know ahead of time if a home has lead paint in it if possible. Unfortunately, lead paint can reside in many areas of a home and spot testing one or several areas will not affirm the lack of lead. Proper lead paint testing requires specialized equipment, x-ray florescence. This is very expensive and we do not have that equipment. It is therefor advisable to contact the State of Maine for a list of any lead paint certified inspection companies if you have a concern.
Water Quality Test
Water quality is important to the health of you and your family. Many families have opted to have filtering systems installed in their homes in the last decade. These systems work well but like all mechanical systems, they have to be properly maintained. A water quality test will determine the safety of your water whether it is filtered or not. If the property’s water supply is from a well, it is imperative that you have a water quality test prior to purchasing. The expense of drilling a new well can easily run into thousands of dollars. So don’t take the need for this test lightly.
Above-Ground Oil Tank Testing
By utilizing a state-of-the-art sonic testing device, your above ground oil tank can be measured and assessed. If it qualifies, you have the option of becoming part of the TankSure Program. This program, offered by fuel dealers across the state, provides you with a $1,000 oil tank replacement warranty, a tank inspection certificate, and possible discounts on your homeowners insurance policy.
Carbon Monoxide Testing
Carbon Monoxide is of course a life threatening gas. Unfortunately, it is undetectable by smell and the symptoms are very subtle. In fact, one slowly falls asleep without being aware it is the gas that is causing the drowsiness. Once asleep, unless found by others, the gas will replace the oxygen in the body and cause death. For this reason, it’s a good idea to have your home checked for Carbon Monoxide presence. Common culprits are the furnace system, water heater, gas fire logs, and wood burning stoves and fireplaces.
I can inspect the property for all potential sources and perform tests to detect the presence of the gas as well.

You can then address and repair what you want prior to the home going on the market. This results in a faster sale for you, less time on the market, less stress on both you and your potential buyer, and more money in your pocket!

Construction Draw Inspections
When building a new home, many financial institutions require each phase of contruction to be inspected in order for the builder to receive payment for the work. I provide this service and will make the necessary, repeated visits to the job site to perform the inspections. I always provide a written report of my findings. These inspections insure that quality work is taking place on the property. So, if your financial institution does not require them, it would be a good idea if you personally require them.
Home Check-up and Warranty Inspections
This service is designed for those who have an interest in preserving their homes in good condition and would like a professional home check-up. If you have a warranty with a new home that will be expiring soon, its to your advantage to have a certified inspection conducted that you can present your builder. Many things can go wrong over the course of time and protecting your investment now will pay dividends in the future. An easy to read and understand written report will be mailed to you within 24 hrs. The report will also be available online. All reports are strictly confidential and will only be provided to others with your prior approval.
